David Z. Mafrige is the founder and owner of David Z. Mafrige Interests (DZMI), a Houston-based commercial real estate investment firm established in 1989. Coming up on four decades of leadership, he has built DZMI into a vertically integrated platform specializing in the acquisition, redevelopment, ownership, and management of retail and office assets across Greater Houston and South Texas. Today, the firm’s portfolio includes close to 2.5 million square feet of improved income producing commercial real estate properties and has surpassed multi-billion dollars in total transactions.

From the beginning, David shaped DZMI around a principle that remains central to the company’s identity: a hands-on ownership approach that prioritizes tenant service, long-term stewardship, and direct access to decision-makers. Under his direction, the firm has expanded from power centers into high quality office and mixed-use properties.

David oversees strategic growth, major capital improvements, and the firm’s commitment to maintaining high-quality, well-operated assets. He leads a close-knit leadership team that includes President Andrew J. Clark IV and his children, Zach and Sydney, who have each played key roles in strengthening DZMI’s leasing, asset management, and financial operations as the next generation of leadership.

David continues to guide DZMI with a commitment to operational excellence, property-level expertise, and a service-oriented approach to ownership. Outside of work, he enjoys time at the ranch, traveling, and sharing in the experiences and traditions that define family life. Above all, he is devoted to his family and the generations who will carry the DZMI legacy forward.

Zach Mafrige is the Chief Operating Officer of David Z. Mafrige Interests, overseeing operations, leasing, financial performance, and tenant relations across a portfolio now approaching 2.5 million square feet. Ten years with the company, he has played a key role in strengthening DZMI’s tenant-first culture and hands-on ownership approach.

A graduate of The University of Texas at Austin with a degree in Economics and a Business Foundations minor, Zach began his career at Transwestern, supporting the Retail Team with project leasing and tenant representation. After joining DZMI, he started in property management and later helped build the in-house Leasing Team with Sydney Mafrige Kerns, stabilizing the retail portfolio and enhancing leasing operations. He also became deeply involved in the company’s financial analysis, budgeting, and long-term planning.

Zach was part of the leadership group that guided DZMI’s expansion into Houston office properties beginning in 2021. The Houston office portfolio now exceeds 1.3 million square feet, has completed more than 600,000 square feet of new leases, and each asset is well on its way to stabilized occupancy.

​

Promoted to COO in 2025, Zach continues to advance DZMI’s mission of serving tenants as clients and delivering quality, responsive ownership. Outside the office, he enjoys ranch life, water sports, and Texas Football, and is devoted to his wife Juliana and their children, Ana and David.

Andrew J. Clark IV serves as President of David Z. Mafrige Interests (DZMI), guiding the firm’s investment strategy, asset performance, and long-term portfolio vision. With more than 25 years at DZMI, he has been instrumental in shaping the company’s reputation for hands-on ownership, disciplined acquisitions, and responsive tenant-focused management across Houston and South Texas. 

 

A graduate of the University of Houston with a Bachelor’s degree in Communication and Media Studies, Andrew joined DZMI in 1999 and steadily expanded his leadership role as the company grew its retail, office, and mixed-use holdings. Over the years, he has overseen leasing strategy, capital planning, repositioning initiatives, and lender relationships, helping strengthen the portfolio’s operational resilience and value creation.

Andrew has played a central role in DZMI’s targeted expansion into multi-tenant office properties, supporting the acquisition and renovation of key assets. His leadership emphasizes high-touch ownership, efficient capital deployment, and cultivating long-term tenant partnerships that drive stability and performance. 

 

As President, Andrew continues to direct DZMI’s strategic path—balancing thoughtful reinvestment with new opportunities in a dynamic Houston market. Outside the office, he values time with family and enjoys outdoor activities. ​​

Sydney Mafrige Kerns is the Vice President and Head of Design + Construction for David Z. Mafrige Interests, overseeing the design, planning, and execution of capital improvements and tenant build-outs across more than 2 million square feet of office and retail properties. She manages all in-house construction operations, renovation projects, and tenant build-outs, while serving as a primary liaison between tenants and contractors to ensure clear communication and quality delivery.

​

Over nearly eight years with the company, Sydney has contributed to multiple areas of operations. Before leading the design and construction division, she played a significant role in the firm’s leasing efforts, completing more than 500,000 square feet of new lease transactions. Her combined background in leasing, tenant relations, and project execution enables her to guide tenants in creating efficient, well-planned, and functional spaces.

​

Sydney was recently recognized with the Rising Star Award at the 2025 Bisnow Houston Women Leading Real Estate Awards, honoring emerging female leaders in architecture, engineering, and construction.

She developed her passion for design and execution early in her career through event planning and later at Wulfe & Co., where she focused on project leasing and tenant representation. Since joining David Z. Mafrige Interests, she has leveraged her strengths in design, communication, and operations to deliver thoughtful, design-forward spaces that enhance user experience.

Sydney holds a Bachelor of Science in Corporate Communications from The University of Texas at Austin. Outside of work, she enjoys time with her husband and two daughters, playing tennis, and trying new recipes.
